The Estate Manager
The Estate Manager’s office is located on-site in “The Terraces” carpark, off Myler Street.
The Estate Manager ensures the efficient maintenance and operation of Kings Bay Estate.
Responsibilities include:
- management, maintenance repair of common property
- supervision of contractors working on common property
- controlling the use of common property by tradespeople, suppliers (e.g. removalists) and other non-residents
- monitoring the observance of by-laws
- overseeing Estate security (incl. security cameras, control of key and access systems).

The Strata Manager
Dunns Strata are the strata manager for the Community Scheme and the strata managers for all strata schemes within Kings Bay Estate. The Strata Manager works alongside the Estate Manager to ensure the efficient maintenance and operation of Kings Bay Estate. They are the governing body and next level of service from the Estate Manager and their responsibilities include:
- the management, maintenance and repair of common property
- monitoring and regulating the observance of by-laws
- preparation and attendance of meetings
- trust account management
